Where does property pay the most?
London leads in every group we compared. The median property or block manager in London earns £55,000. The UK figure is £46,800. Estate agency and lettings staff in London have a median of £38,600, against £32,500 across the UK. Surveyors in London have a median of £59,900, against £48,900 nationally. In each group the London premium is roughly a fifth on top of the UK median.
The South East is second every time, at £48,600 for property managers, £32,600 for estate agency and £50,200 for surveyors. Those figures are only just above the UK medians. Once you leave London, the regional gaps get much smaller.
Where does it pay the least?
The North East has the lowest medians for property management (£42,400) and estate agency (£28,600). Wales is second lowest in both, at £43,100 and £29,000. For surveying the order changes. Wales is lowest at £42,000 and the East Midlands is just above it at £42,200. The North East comes in at £44,200 for surveying, which puts it mid-table.
From top to bottom, the median gap is £12,600 for property managers, £10,000 for estate agency staff and £17,900 for surveyors. Surveying has the widest regional spread of the three.
Which regions do better than you might expect?
The West Midlands is third for property and block management at £47,700, ahead of the East and the South West and above the UK median. For estate agency, the East comes third at £32,300, almost exactly the UK figure. Scotland sits close to the UK median for estate agency (£32,100) but below it for property management (£44,000) and surveying (£45,700).
Pay is only half of the picture. Housing and commuting cost far more in London, so a lower salary in the Midlands or the North can leave you with similar money at the end of the month. Before you move for pay alone, compare actual job offers with what it costs to live there.
How these figures are built, and why Northern Ireland is missing
The figures come from Office for National Statistics data in the Annual Survey of Hours and Earnings, April 2026, which is still provisional. They have been moved to the current year using a wage index. The regional figures are modelled estimates, so they are not official ONS outputs for these specific jobs. Treat them as a guide to how regions compare, not as a quote for a particular role.
Northern Ireland is not in the ONS tables used here. The Northern Ireland Statistics and Research Agency (NISRA) publishes Northern Ireland results from the same UK-wide survey. It puts the median full-time salary in Northern Ireland across all jobs at £38,200 in 2026, about £2,700 less than the UK median of £40,900. That is a figure for every occupation, not for property jobs.
Pay
GBP a year, before tax. Ranges run from the 25th to the 75th percentile. They are based on Office for National Statistics data from the Annual Survey of Hours and Earnings, April 2026 (provisional), moved to the current year with a wage index. The regional figures are modelled estimates. Pay moves with employer size, seniority, chartered status and, in agency roles, commission.
