About the Role

We are seeking an experienced and commercially driven Branch Manager to oversee our Shawlands office. This is a senior management role focused on providing clear direction, supporting branch performance, strengthening local market presence, and ensuring the team delivers exceptional client service, while staying close enough to the day-to-day to step in and support where needed.

About You

The successful candidate will bring strong residential agency experience, sound commercial judgement and excellent people leadership, with the ability to guide the team, oversee standards and take a practical, hands-on approach to driving growth across the local market.

You'll be an ambitious, commercially minded property professional who enjoys leading from the front. Confident, credible and relationship-focused, you'll know how to build trust with clients, motivate a team and identify opportunities to grow market share.

This role would suit someone who combines strong leadership with a practical, hands-on style. You'll be comfortable setting direction, supporting day-to-day performance and stepping in where needed to help the team deliver outstanding results. Positive, organised and solutions-focused, you'll take pride in creating a collaborative branch culture and delivering an excellent client experience.

Key Responsibilities

Leadership and Team Management

  • Lead and develop a high-performing branch team, providing visible day-to-day support where needed
  • Build a positive culture of collaboration, accountability and continuous improvement
  • Recruit, mentor and support team members

Business Development & Growth

  • Drive instructions, market share and fee income through both leadership and practical involvement
  • Build strong relationships with clients, introducers and local contacts
  • Identify revenue opportunities and strengthen local presence
  • Work with the marketing team to drive local initiatives, campaigns and community engagement

Market Knowledge

  • Oversee instruction generation and actively support the team in converting opportunities
  • Use strong local market knowledge to guide pricing, marketing strategy and saleability discussion
  • Monitor local market trends, competitor activity and buyer demand

Client Experience

  • Ensure a first-class client experience, stepping in personally on key matters where appropriate
  • Manage key relationships and complex client matters
  • Maintain clear, responsive and professional communication
  • Drive satisfaction, repeat business and referrals

Financial Performance

  • Deliver profitability, fee income and market share targets
  • Monitor KPIs, identify performance gaps and support the team in taking practical action
  • Manage budgets, resources and operational costs
  • Maximise cross-referrals across the wider business

Compliance and Governance

  • Ensure compliance with legal, regulatory and company requirements
  • Maintain strong record keeping, AML compliance and risk management
  • Promote best practice and consistency across branch activity

Key Requirements

Essential

  • Significant experience within residential estate agency
  • Proven track record of growing market share and branch performance
  • Strong local market knowledge and sound commercial judgement
  • Demonstrable leadership and people management experience
  • Commercially astute with a strong focus on results
  • Excellent communication and relationship-building skills
  • Full UK driving licence

Desirable

  • Experience leading a high-performing residential branch
  • Valuation experience would be advantageous
  • Established network within the Glasgow and Southside property market
  • Experience operating at a senior management level
