An exciting opportunity has arisen for a Property Manager to join the Business working within Group Property in their Corporate Real Estate team. The real estate portfolio comprises commercial property including offices, industrial and manufacturing. This role will primarily include the EMEA portfolio with the majority of work within the UK.

The Property Manager provides direct support and subject matter expertise on all property related matters including the acquisition and disposal of land, leases and property related to the Rolls-Royce Estate. Coordinating with external entities as needed to ensure delivery within the overall business strategy.

Working arrangements

Hybrid working is a way in which our people can balance their time between the office, home or another remote location. It's a locally mentored and flexed informal discretionary arrangement. As a minimum we're all expected to attend the workplace for collaboration and other specific reasons, on average three days per week.

What you'll be doing

  • Ensure day to day portfolio management activities, including strategic acquisitions and disposals, relocations and rightsizing, lease renewals and re-gears, rent reviews, general estate management issues including business rates. Collaborate with internal teams and external consultants to execute these tasks efficiently and effectively.
  • Collaborate with vendors, landlords, agents, and external suppliers to secure optimal property locations, which includes optimising space and minimise costs. Obtain necessary consents for changes to the property portfolio.
  • Ensure the requirements of all Health, Safety and Environment standards for property landlords on Rolls-Royce premises are available, maintained and implemented appropriately.
  • Act as a professional collaborator on planning applications for development.
  • Provide guidance with/to our businesses on community meetings in respect to property planning matters.
  • Coordinate and ensure appropriate supervision on business advisors on property related matters.
  • Ensure that stakeholders and business partners are kept informed to an appropriate level on all issues that are property related so that all risks can be mitigated.
  • Develop strategic portfolio plans including asset and property review.
  • Maintain the property database on all company property holdings, including owned and leased property.

Who we're looking for

  • Professional Property Qualification (RICS or equivalent)
  • Skilled commercial negotiator relating to the acquisition, disposal of land/building and leases
  • Ability to select, instruct and manage consultant advisers
  • Experience of working within a multi disciplined team and working independently with multiple stakeholders
  • Management of property related budgets
  • Working knowledge of Town & Country Planning processes
  • Minimum of 5 years of RICS PQE or equivalent professional experience
  • A degree, postgraduate diploma or equivalent in commercial property management
  • Requires SC clearance (or be in a position to obtain) through Defence Vetting as a minimum
  • Project and Portfolio Management experience (for both Agile and Waterfall)
  • Experience of supporting and working in a global business environment and coaching distributed teams
  • Communication Management — to both technical and non-technical audiences
  • Ability to manage teams both internally and externally
