Senior Surveyor

Responsible for managing the daily operations of a diverse property portfolio consisting of mixed used properties.
Your key objective is to maximize the value of the landlord's investment through proactive property management strategies, ensuring legal compliance and maintaining high tenant satisfaction.
The role will require regular and direct communication with Clients and the supervision of a graduate and on-site staff such as Building Managers and Facility Managers.
Duties and Responsibilities
- Oversee and manage the Landlord and Tenant relationship
- Prepare formal and detailed Client reports on the property management service
- Ensure all rents and service charges are accurately raised and collected
- Prepare and oversee the service charge expenditure while ensuring tenants comply with all lease obligations
- Progress tenant applications for Landlords consents to carry out alterations, sublet or to assign their lease
- Work with FM team to ensure all properties are fully compliant with legislation
- Assist clients with due diligence in the acquisition and disposal of properties
- Undertake regular inspections of properties to ensure tenant compliance with lease obligations in relation to use and maintenance
- Read leases and maintain accurate data in the property management system
- Support and assist on-site management staff and the Regional Facilities Team
- Undertake any other property management duties as reasonably asked for by the Client

Building and maintaining strong professional relationships with clients, tenants and colleagues is paramount to your success. Proactiveness and going above and beyond is expected.
Clients may lean on your professional advice and support in connection with value enhancement projects, rent reviews, lease renewals, and you will take the lead on dispute resolution.
Cross-selling some of our specialist services and utilizing knowledge from our Sustainability and Building Surveying teams whilst introducing Placemaking initiatives alongside our Activate team, will help cultivate all the professional services we offer.
What we expect of you
- MRCIS is preferred or similarly qualified with experience of managing a similar property portfolio
- A proactive, practical, and positive approach to work is required with a willingness to help others who need additional support
- Excellent and professional communication skills
- Demonstrate authentic passion, ambition, and a strong work ethic
- Be proficient in the use of industry software such as Tramps, Qube, Yardi, Horizon and Re-leased
