Job Summary

Reporting to the Team Manager/Head of Centre, Leaders are seeking a Senior Property Manager to join our dedicated and dynamic team based in Sheffield. You will need experience previously working as a Property Manager/Senior Property Manager to be successful. You will play a pivotal role in ensuring our customers receive the highest level of service and support. You will act as a point of contact for our tenants and landlords, assisting them with inquiries, booking appointments and ensuring a smooth process throughout the tenancy from beginning to end.

Key Responsibilities

  • Overseeing department to ensure professional and courteous service is received by Landlords and Tenants and identifying opportunities to enhance service levels.
  • Discuss with the Head of Centre and assume responsibility for staff interviews, local inductions, local training, appraisals, coaching and development.
  • Hold occasional team meetings.
  • Attend branch meetings as required and advise branch managers of any matters requiring their attention.
  • Respond promptly and effectively to internal and external complaints.
  • Manage the tenancies of a group of properties from the commencement of each tenancy until the property is returned to the owner. Specifically check and adhere to landlords' management instructions; issue instructions for management inspections and report to landlords following inspections; issue instructions for safety inspections including gas safety checks.
  • Organise for remedial works to be completed on a timely basis.
  • Advise landlords/managing agents of want of repairs.
  • Obtain estimates, issue works orders, pay invoices.
  • Deal promptly with correspondence, telephone calls, and personal visits from landlords and tenants.
  • Receive End of Tenancy Reports, advise landlords and tenants of charges on tenants' deposit for cleaning, repairs or replacements via the Depositary.
  • Finalise the release of the security deposit on the relevant parties in line with the scheme rules in which it is held.
  • Ensure that the diary is kept up-to-date to monitor outstanding matters.
  • Report any complaint or legal letter/notice to the Branch Manager, appropriate Area Manager and the Lettings Director immediately upon receipt.
  • Liaise closely with letting offices and client account departments.
  • Respond immediately to any lack of security or essential services, or any danger to tenants or the public associated with landlords' property.
  • Assist with customer complaints and investigations if required.
  • Ensure that appropriate charges are made for all services rendered.
  • Serve appropriate notices, where the landlord or tenant wishes to end a tenancy.
  • Deal with landlord statement queries.
  • Negotiate with extensions and renewals.
  • Achieve and maintain relevant industry qualifications.
